Property Manager
Allure Lifestyle Communities is currently recruiting a Property Manager for a multi-family community in Irving, TX. The Property Manager is responsible for the operation of the entire property and for maximizing the financial returns in accordance with the company's objectives. This property will be going through a transition which will require the Property Manager to have experience in a turnaround and lease-up setting.
Essential Duties / Responsibilities:
Operational Leadership & Execution
· Oversee day-to-day operations of the community, ensuring consistent execution of processes that support occupancy, resident satisfaction, and property upkeep.
· Lead all renovation, turn, and capital improvement activities, typical of a value-add environment. Manage contractors closely, track progress against timelines, and ensure work is completed to quality standards and within budget.
· Support and participate in bidding, vendor negotiations, and onboarding partners who can perform reliably within cost and time constraints.
· Maintain clear operations schedules and hold both staff and vendors accountable for meeting deadlines, productivity expectations, and quality standards.
Team Management & Performance
· Direct and develop all on-site staff—leasing, office, and maintenance—with an emphasis on execution, teamwork, and meeting operational KPIs.
· Implement structured workflows, checklists, and performance expectations.
Financial & Operational Performance
· Drive NOI performance by controlling expenses, minimizing turnover costs, and maximizing revenue opportunities typical for markets.
· Oversee rent collection, delinquency management, and financial reporting with a focus on accuracy, timeliness, and variance explanation.
· Monitor budgets closely, identify inefficiencies, and recommend operational adjustments to stay aligned with financial objectives.
Leasing & Marketing Execution
· Manage leasing operations with a priority on “speed-to-lead,” efficient follow-up, and strong conversion rates—critical to success in competitive markets.
· Partner with management to execute targeted marketing campaigns and community-level outreach appropriate for community demographics.
Resident Relations & Community Management
· Maintain a strong resident experience with professional communication and timely problem resolution, recognizing the importance of retention.
· Receive and resolve resident complaints with effective communication and diplomacy, elevate to management when appropriate.
· Oversee move-ins and move-outs using standardized checklists to control costs, prepare units quickly, and reduce vacancy loss.
· Conduct regular inspections to ensure curb appeal, safety, and cleanliness levels that align with expectations and brand standards.
Property Condition & Capital Planning
· Monitor the physical condition of the property closely and partner with maintenance to ensure quick, cost-effective repairs.
· Evaluate and authorize physical repairs, replacements, and improvements in accordance with the capital plan and the value-add strategy for the asset.
Revenue Growth & Process Improvement
· Identify opportunities to increase revenue through amenity optimization, upgrade programs, resident retention strategies, and better operational efficiency.
· Continuously refine operating procedures to improve speed, quality, and consistency.
Required Skills and Abilities:
· Demonstrated experience leading a community transition, including contract and vendor management.
· Superior communication and customer service skills.
· Ability to multi-task and re-prioritize on a consistent basis.
· Strong organizational, management, and teamwork skills.
· Ability to handle finances and work within a budget; attention to detail.
· Ability to solve problems involving residents, personnel, finances, equipment failure, emergency situations, etc.
· Above average administrative skills - knowledge of Microsoft Office products, e.g. Excel, Outlook, Word, PowerPoint.
Required Education and Experience:
· Bachelor's degree or related experience in Property Management.
· Experience leading large-scale renovation and lease up of a residential property.
· Minimum five (5) years managerial experience supervising three (3) or more subordinates.

Other:
· Physical on-site presence is required during all operational business hours. The renovation or other special events will likely require additional on-site presence outside of business hours including nights and weekends. This position cannot be performed remotely.
